The Pataskala Planning and Zoning Commission on October 7 approved Transportation Corridor Overlay District application TCOD-26-004 for a proposed Aldi grocery store on East Broad Street, with two conditions, according to the City of Pataskala's official video of the meeting and the City staff report for the application.
In the City's video, a commission member moved to approve TCOD-26-004 "with the following two conditions," and the motion was restated as approval with the two conditions listed in the staff report. The motion passed on a roll-call vote. The City had not posted minutes of the meeting when PataskalaOH.com checked on October 27, so a vote tally is not reported here.
The first condition requires the applicant to address all comments from Planning and Zoning, the City Engineer, the Public Service Department and the West Licking Joint Fire District. The second condition, as written in the staff report, states: "No Certificate of Compliance shall be issued, and no business operations shall commence, prior to the completion of the intersection improvements at Broad Street and Healthy Place."
Application TCOD-26-004 lists Aldi, c/o Ken White with DLZ Ohio, Inc., as the applicant for a proposed approximately 20,436-square-foot grocery store at 0 E Broad Street. The application covers approximately 2.825 acres of a 23.77-acre property zoned General Business, part of the Pataskala Pointe commercial subdivision. The agenda lists CCAC Properties, LLC as the property owner.
The commission's action approves this overlay application only. It is not a building permit, and it does not mean construction has been completed, that occupancy has been approved or that the store may open. According to the staff report, the applicant next moves to the construction plans (site engineering) phase, which City staff handle administratively; no further commission hearing is required unless significant changes to the site layout are needed.
The City records reviewed by PataskalaOH.com do not give an opening date, and PataskalaOH.com has not found an opening date announced by Aldi.
The October 7 agenda also listed TCOD-26-003, an application for an approximately 12,084-square-foot grocery store at 11 Carriage Boulevard; MSP-26-001, a Master Sign Plan for the Kroger Shopping Center at Hazelwood Plaza, 350 E Broad Street; ZON-26-004, a requested rezoning recommendation for approximately 160 acres at 10391 Hollow Road SW; and REP-26-003, a proposed replat at 79 Wesley Drive SW. ZON-25-003, a proposed 204-unit multi-family development at 6197 Mink Street SW, was marked "Withdrawn — no action needed." This update covers only the Aldi application.
PataskalaOH.com will update this story when the City posts the commission's minutes for October 7.
